How to read an estimate for a flat roof in the foothills, and what to compare line by line.

Choosing a roofer is mostly a matter of reading estimates properly, which nobody teaches. For a flat roof in the foothill communities, this is what to compare and what to ignore.

What actually matters

Tapered insulation to establish proper fall is the single most valuable thing that can be done to a flat roof here, and it is the item most often quietly left out of a cheap quote. Deck repair, priced per sheet, is the other variable nobody can fix before opening the roof up.

The detail that is usually left out

Read the exclusions before the total. The cheapest quote and the best quote are occasionally the same document, and the exclusions are how you tell. Drainage does not fail in the storm; it fails in the eight dry months beforehand. A drain that has been dry since April collects grit, leaves and debris, and nobody looks at it until water is coming through a ceiling. Ask how it will be handled in writing, and the rest of the job tends to go the same way.

What is specific to the foothill communities

Fire exposure changes the specification before weather is even discussed. Ember fall, not flame, is what starts most roof fires, and embers find their way into ventilation openings, under tile at the eave and into any gap at the ridge. Everything else here follows from that: heat, tree overhang and debris load are real, but the fire detail comes first. A mix of older custom homes and newer builds, frequently under mature tree cover that drops debris into the valleys year-round.

What we look at before quoting

  • Fall across the roof, and any area holding water beyond forty-eight hours
  • Drain and scupper clearance, including underneath every strainer
  • Membrane condition across the whole field, not only at the edges
  • Flashing at every penetration, curb and item of rooftop plant
  • Parapet termination and counterflashing along the full perimeter
  • Insulation moisture, established by probe rather than by eye
  • Evidence and quality of previous patching

What should I check before signing?

Licence status, that the written scope matches what was discussed, and that deck repair is priced per sheet rather than left open.

Is a deposit normal?

A reasonable one is. What is not normal is a large payment before materials are on site, and California limits what can be asked for up front.

The honest summary

Ponding, blocked drainage and failed penetration detail account for nearly every flat roof call we take. If a quote does not mention drainage, it is a quote to recreate the same problem in a new material. In the foothill communities the thing to watch is ember-resistant detailing at eaves, ridges and vents, plus tree overhang and debris in every valley.
