How to read an estimate for a roof coating in Malibu, and what to compare line by line.

Choosing a roofer is mostly a matter of reading estimates properly, which nobody teaches. For a roof coating in the Malibu coast, this is what to compare and what to ignore.

What actually matters

Prep is most of the labour and most of the risk. Power washing, priming, seam reinforcement and detail work around every penetration take longer than the coat itself, and skipping them is how a cheap quote gets cheap.

The detail that is usually left out

Read the exclusions before the total. The cheapest quote and the best quote are occasionally the same document, and the exclusions are how you tell. Wet film thickness is the number that matters. It is measured during application with a simple gauge, and it is the only way to know the roof is getting the millage that was quoted rather than a thinner coat spread further. Ask how it will be handled in writing, and the rest of the job tends to go the same way.

What is specific to the Malibu coast

This is the hardest environment on a roof anywhere in the region: full salt exposure, sustained wind straight off the water, high UV, and fire risk on the inland side of the same property. Materials that perform perfectly well elsewhere in Los Angeles have a measurably shorter life here, and the specification has to account for all of it at once. Largely custom construction with complicated roof geometry, long exposed runs and difficult access.

What should I check before signing?

Licence status, that the written scope matches what was discussed, and that deck repair is priced per sheet rather than left open.

Is a deposit normal?

A reasonable one is. What is not normal is a large payment before materials are on site, and California limits what can be asked for up front.

The honest summary

A coating over a sound, dry, properly prepared roof is one of the best-value things available. Over wet insulation it is money spent trapping the problem where nobody can see it. In the Malibu coast the thing to watch is salt attack on every fixing and cut edge, wind uplift at exposed edges, and fire detailing where the property backs onto open ground.
