How long a roof coating really lasts in Malibu, as opposed to what the wrapper claims.
The number on the wrapper and the number you get are two different things. In the Malibu coast, a roof coating realistically gives ten to twenty years for silicone over a sound substrate, less for acrylic, and nothing at all over a wet one, and the gap between that and the printed figure is explained by conditions the manufacturer never tested for.
What decides how long it lasts
A coating is a renewal of a roof that still works, not a repair of one that does not. Applied to the right substrate it can add years for a fraction of a tear-off; applied to the wrong one it seals a problem inside. Coatings fail at the prep stage almost every time. The material is rarely the problem. Dirt, chalk, oils and residual moisture stop adhesion, and a coating that cannot bond will peel in sheets within a couple of seasons no matter what it cost.
Why the warranty number is not the answer
A warranty is a commercial document, not a life expectancy. It covers the product against manufacturing defect, and manufacturing defect is not what ends roofs here. Wet film thickness is the number that matters. It is measured during application with a simple gauge, and it is the only way to know the roof is getting the millage that was quoted rather than a thinner coat spread further. Installation and ventilation decide the real number, and neither of them appears in the warranty document.
How the Malibu coast changes the answer
This is the hardest environment on a roof anywhere in the region: full salt exposure, sustained wind straight off the water, high UV, and fire risk on the inland side of the same property. Materials that perform perfectly well elsewhere in Los Angeles have a measurably shorter life here, and the specification has to account for all of it at once. Largely custom construction with complicated roof geometry, long exposed runs and difficult access.

- Substrate moisture, established before anything is quoted
- Adhesion, confirmed by test patch rather than assumed
- Surface contamination, chalking and existing coating compatibility
- Seam and penetration reinforcement requirements across the roof
- Ponding areas, which need drainage correction before coating
- Wet film thickness recorded during application
- Manufacturer specification for the substrate actually present
Common questions
