Warranty Types and What They Cover — Common Mistakes
What the warranty on a roof replacement in Malibu actually covers, and what quietly voids it.
Roofing warranties are widely advertised and rarely read. For a roof replacement in the Malibu coast, here is what they actually cover and what quietly voids them.
What actually matters
The headline price on a roofing quote is the least useful part of it. What matters is what is included, what has been assumed, and what happens to the number when the roof is opened up. Warranties are written against the product, so they cover only part of that system.
Why the warranty number is not the answer
Read what voids it before you read what it covers. Ventilation shortfalls and later work by other trades account for most of the refusals we see. Deck repair should be priced per sheet in writing before work starts. It is the one item nobody can size accurately until the covering comes off, and it is the most common source of mid-job disputes. Anything that puts a new penetration through the roof should be documented at the time.
What is specific to the Malibu coast
This is the hardest environment on a roof anywhere in the region: full salt exposure, sustained wind straight off the water, high UV, and fire risk on the inland side of the same property. Materials that perform perfectly well elsewhere in Los Angeles have a measurably shorter life here, and the specification has to account for all of it at once. Largely custom construction with complicated roof geometry, long exposed runs and difficult access.
What we look at on an inspection
- Number of existing layers to be removed and disposed of
- Deck repair rate, stated per sheet in the written estimate
- Underlayment specification, by name rather than by description
- Flashing: replaced or reused, item by item
- Ventilation work included in the scope
- Permit and inspection responsibility
- Payment schedule, and what triggers each stage
Common questions
What is the difference between the two warranties?
The manufacturer covers the product against defect. The contractor covers the installation. Most failures are installation, so the second one matters more.
What voids a warranty?
Inadequate ventilation, unapproved alterations and, frequently, work by another trade. Anything that puts a penetration through the roof should be documented.
The honest summary
Compare scopes, not totals. Two quotes on the same roof that differ by thousands are usually pricing two different pieces of work, and the difference is almost always written in the exclusions. In the Malibu coast the thing to watch is salt attack on every fixing and cut edge, wind uplift at exposed edges, and fire detailing where the property backs onto open ground.
Free inspection, drone photography where access is difficult, and a written estimate with deck repair priced per sheet. No obligation.
