A price without a scope is not a price. A flat roof in the San Fernando Valley generally runs $8.00 to $14.00 a square foot depending on system and whether tapered insulation is included, but the figure only means something once you know what has been assumed about the deck, the layers and the flashing.

What you are actually paying for

Tapered insulation to establish proper fall is the single most valuable thing that can be done to a flat roof here, and it is the item most often quietly left out of a cheap quote. Deck repair, priced per sheet, is the other variable nobody can fix before opening the roof up.

Where quotes diverge

Deck repair should be priced per sheet in writing before work starts, because it is the one item nobody can size until the covering comes off. Drainage does not fail in the storm; it fails in the eight dry months beforehand. A drain that has been dry since April collects grit, leaves and debris, and nobody looks at it until water is coming through a ceiling. It is also the line that most often separates two quotes that looked identical on page one.

How the San Fernando Valley changes the figure

Summer is the problem here. The Valley runs ten to fifteen degrees hotter than the coast and holds it for weeks, so a roof surface that reads 90 degrees in Santa Monica is well past 160 in Van Nuys by mid-afternoon. Everything on the roof expands into that heat and contracts again overnight, and it is that daily movement, not the peak temperature, that opens laps and backs fasteners out. Most of the housing went up between 1950 and 1975, which means original decking, undersized ventilation and at least one previous layer that somebody roofed straight over rather than tearing off.

  • Drain and scupper clearance, including underneath every strainer
  • Membrane condition across the whole field, not only at the edges
  • Flashing at every penetration, curb and item of rooftop plant
  • Parapet termination and counterflashing along the full perimeter
  • Insulation moisture, established by probe rather than by eye
  • Evidence and quality of previous patching

Common questions

Is financing worth it on a roof?

It depends on the alternative. Deferring a failing roof through another wet season usually costs more in interior repairs than the finance charge would have.

Why is one quote thousands cheaper than another?

Almost always because it excludes something. Compare the deck repair rate, the layer count and whether flashing is being replaced or reused before you compare totals.

The honest summary

Ponding, blocked drainage and failed penetration detail account for nearly every flat roof call we take. If a quote does not mention drainage, it is a quote to recreate the same problem in a new material.
